No one should buy a house before it is inspected.

Not all inspection companies or inspectors are the same.

 

In some areas, all you have to do is buy a business license and call yourself an Inspector.

 

Some inspectors complete only a short online class and then buy a business license enabling them to inspect your property. 

 

Some Inspectors have no trade, construction, formal training or practical experience. 

 

Having a business license does not necessarily mean they are qualified.

 

The following are some questions you should ask before hiring an inspector:

  • How long have you been in business?

  • How many inspections have you done?

  • Have you attended any formal schools of Inspection? Classroom or internet?

  • Have you passed the National Certification Test for Home Inspectors?

  • Do you participate in continuing education programs?

  • How long have you lived in the area?

  • Are you licensed and insured?

Of course, the "right" answers to the above questions do not guarantee a professional inspection, but knowing this much about your prospective inspector will help you make a more informed decision about the inspector you are considering.
